Odaiba Waterfront Apartments Surge 14 Percent in One Year

Median sale prices for waterfront apartments in Odaiba reached 88 million yen in the second quarter of 2026, up from 77 million yen a year earlier, according to transaction records compiled by the Tokyo Bay Property Registry.
The increase tracks new transport links and bayfront redevelopment that have drawn buyers since the start of 2025. Global shipping costs and yen movements have pushed domestic investors toward fixed Tokyo assets rather than overseas holdings, lifting demand in established waterfront pockets.
Local projects reshape Odaiba 1-chome
Two blocks in Odaiba 1-chome now sit within a short walk of the expanded Tokyo International Cruise Terminal, where ferry operators added three new berths last autumn. Further east, the Decks Tokyo Beach complex completed a third-floor extension in March that added 1,200 square metres of retail space overlooking the water. Both sites sit inside the 2024 Odaiba Bayfront Renewal Program run by the Tokyo Metropolitan Government, which funds pedestrian promenades and sea-wall upgrades through 2028.
Registry data show 47 apartments changed hands in Odaiba 1-chome between January and June 2026, compared with 31 in the same period last year. Average price per square metre hit 1.15 million yen, the highest among Tokyo's five designated waterfront zones. The rise coincides with completion of the new Yurikamome station entrance at the terminal, cutting walk times to central Tokyo stations by eight minutes.
Buyers weigh next steps
Agents at three local firms report that listings under 90 million yen now receive offers within 12 days, down from 28 days in mid-2025. Prospective buyers are advised to check flood-zone maps issued by the Tokyo Metropolitan Government and to review service-charge schedules at buildings completed before 2015, when maintenance levies rose sharply at several bayfront towers.
